Now a days, selling a home or condo can be very competitive so you want your home to look its best. Making a first impression for buyers is important so that they can fall in love with your home and envision themselves living there. Staging will dramatically impact the buyer’s experience when viewing a property and increase the potential for offers and the speed of the sale. Staged Condos sell 2-3 times faster and up to 6 per cent more than un-staged units as buyers perceive staged units that are well decorated to be worth more money.
When it comes to selling a vacant condo, I always suggest to my clients to have it staged especially when it is a smaller unit appealing to first time buyers who have difficulty placing furniture or picturing themselves in an empty unit. By staging your home, not only are you selling a home, you want to sell a dream.
The best way to stage a home is to have an overall style that is neutral and has seamless transitions between areas and rooms. You will want to show off the wonderful features of your home and bring highlights to the forefront. It is also important to design each room with a designated purpose or use so that the potential buyer would not need to guess what to use an empty space for. You need to neutralize the space of personal photos and objects, declutter and organize your home and bring in the final touches to beautify it.
Although I suggest the decor to be neutral, I do recommend making a statement. You can pick a bold colour to accent the home so that your home is memorable. For a condo buyer who is probably going to see on average 20 condos before finding the right one, you want your condo to stand out and one they can refer and always think back to.
I have a number of professional stagers I have worked with over the years that I recommend. Depending on the scope of the project and size, I also have an in house team member who directly handles the staging for my condo sellers in Toronto at a significantly reduced rate. The goal of staging is to get your property sold quickly and for the most amount of money. Hands down, every time I have a property staged, the end result pays for it and more!
